verland & Ayres, a six‑story, 201‑unit complex in Rancho Park, marks the final chapter of the Westside Pavilion mall’s $350 million makeover. Built by Brentwood‑based GPI Cos., the 200,000‑sq‑ft building replaced the mall’s 1,500‑car garage thanks to a city rezoning plan. It sits beside GPI’s 235,000‑sq‑ft West End office tower and a new 1,000‑car garage, and will soon be adjacent to the 700,000‑sq‑ft UCLA Research Park.

    GPI first acquired the former parking garage and the old Macy’s space in 2017 for a 6‑acre, off‑market deal. “This last piece delivers much‑needed housing for L.A. and captures a unique corridor that pulls from several submarkets,” partner Alex Akhtarzad said. “The result embodies true West L.A. living.”

    The complex offers studios, one‑ and two‑bedrooms, and eight two‑story townhomes, with rents ranging from $3,500 to just under $9,000 per month. Since opening on Sept. 1, it has secured about 30 leases, mainly from professionals working near Century City, Culver City, and Santa Monica, and it also serves those displaced by the Palisades Fire.

    Amenities include 24/7 security, personal training, yoga, sauna, EV charging, dry cleaning, housekeeping, grocery delivery, car wash, dog walking, a large pool and deck, dog park, event kitchens, game rooms, and workstations. Akhtarzad emphasized that the design is “excessive” and “no corners cut,” creating a self‑contained lifestyle.

    He believes the master plan could be replicated at other struggling malls, noting it’s a “great strategy” that, while time‑consuming, turns obsolete retail or parking into valuable housing.
