WeWork Co-Founder Adam Neumann Lists NYC Penthouse for $22.75M

Adam Neumann returns to Manhattan luxury market with a leaner approach at 78 Irving Place.

A
dam Neumann, the ousted WeWork founder, has relisted his Manhattan luxury penthouse at 78 Irving Place for $22.75 million, a significant discount from previous listings. This time around, however, he's selling only the main residence, a three-story, 6,630-square-foot triplex with five bedrooms and four full bathrooms.

Neumann had previously tried to sell the entire 7,880-square-foot spread as a package deal, listing it for $24.99 million in 2024 and initially $37.5 million in 2020. The price dropped to $32 million in 2023 and was re-listed for $25 million last summer.

The decision to sell the main residence alone may be a strategic move in a softened ultra-luxury market. Neumann and his wife, Rebekah, will keep the smaller unit for personal use, either as a guest suite or a home base when they're in New York.

Designed by architect Pietro Cicognani, the triplex features a sculptural spiral staircase, soundproofed city-facing windows, and radiant-heated chevron floors. Each floor spans roughly 2,200 square feet and is serviced by a private keyed elevator.

The top-level entertaining space includes a corner great room with a custom stone fireplace, a formal dining area, a media lounge, and a chef's kitchen equipped with industry-grade appliances. The primary suite occupies the entire middle floor, complete with a midnight bar, a private study, a Parisian-style dressing room, and a marble-clad spa bathroom.

The lower level houses three additional bedrooms, each with an en-suite bath and dressing area, plus a flexible-use lounge or library. Above it all is a nearly 1,000-square-foot private rooftop terrace with skyline views and space for a summer kitchen, a spa, and a custom fireplace.

"This is a singular apartment in today's market," said Jason Haber of Compass, who co-lists the property with Madeline Hult Elghanayan of Douglas Elliman. "We're focusing our full efforts on this very special residence in and of itself."

Neumann has been trying to sell the penthouse since WeWork's collapse in 2019. He's also offloading other properties from his real estate portfolio, including a Hamptons home sold for $1.25 million in 2020 and a Greenwich Village townhome sold for $13.65 million in 2021.

Neumann has launched a new residential real estate venture called Flow, which has attracted major investor interest and amassed a portfolio of roughly 4,000 luxury rental units across southeastern cities like Miami and Atlanta.
