Nvidia, currently the most valuable company in the country, is expanding its presence in the US capital. The company has signed an office lease in Washington, D.C., joining the ranks of technology companies taking space in the metropolis, with demand concentrated on the market's premium buildings.
The artificial intelligence chip manufacturer has concluded a sublease agreement for 27,600 square feet in Douglas Development's Woodies Building at 1025 F Street NW. This information comes from Cushman & Wakefield's second-quarter market report. The space is being subleased from Morning Consult, which leased the entire 50,000 square feet on the building's eighth floor in 2020. Nvidia also maintains an office in Herndon, Virginia.
Attractive Location for Technology Companies
Nvidia's new tenancy adds another prominent tenant to the Woodies Building. Netflix will also open a 24,000 square foot office and entertainment centre in this building. The building is simultaneously filling space previously used by the FBI. Its lease for approximately 200,000 square feet expired last year. Nvidia's presence also underscores a trend of technology companies expanding into Downtown Washington. Companies such as CoreWeave, SpaceX, and potentially Google have signed new leases there.
Uneven Market Recovery
The recovery of the Washington office market remains uneven, while the market's premium buildings are distinguishing themselves from the rest. Cushman & Wakefield reported that the vacancy rate for premium office space in the second quarter was only 13.4 percent, while the overall vacancy rate rose to 23.3 percent. Gross leasing volume was 1.6 million square feet in the quarter and 2.9 million square feet in the first half of the year, representing a decrease of approximately 12 percent compared to the same period last year.
