The Optima-Aegidius Group has successfully re-let the SPREE ONE office property in Dovestraße in Berlin-Charlottenburg. The property, with an area of approximately 8,000 square metres, will in future be used by BKW Engineering, a BKW AG company and the largest association of independent engineering, architecture, appraisal and inspection companies in the DACH region. BKW Engineering plans to establish the Berlin “BKW House of Excellence” there from early 2027. Martin Fecke, CEO of BKW Engineering, Christian Wolff, Managing Director of ASSMANN BERATEN + PLANEN and Managing Director of BKW Engineering SE, and Dr. Jens Laub, Board Member of the Optima-Aegidius Group, were involved in the signing of the contract. ASSMANN BERATEN + PLANEN will also be present at the new location.
The SPREE ONE building is located in a prominent position at the confluence of the Spree and Landwehrkanal rivers. It was configured in 2018 for the Mercedes-Benz subsidiary MBition and was let until 2028 until recently. Due to significant growth, MBition moved to a new location on Friedrich-Krause-Ufer, which is almost twice as large. The Optima-Aegidius Group was able to reposition SPREE ONE in cooperation with the brokerage firm JLL approximately three years before the regular lease expiry.
Efficient Repositioning and Strategic Importance
Gerald Dietzold from JLL describes the process as exceptionally fast: “From initial contact to completion, we needed about six weeks. Such transaction speed is remarkable even in an active letting market.” He highlighted the cooperation between the owners with the Berlin Optima team around Sandra Kirscht and Charlotte Jay von Seldeneck, the new tenant and the previous user MBition, advised by Mercedes-Benz Real Estate GmbH. BKW Engineering plans to occupy SPREE ONE in early 2027 after extensive renovation work. The Berlin “BKW House of Excellence” is intended to serve as a central place for work, meetings, and communication for the network.
In the future, several hundred employees from various companies within the BKW Engineering network are expected to collaborate there. Additional spaces for events, exhibitions, and press formats, as well as rooms for dialogue with political, economic, and social stakeholders, are planned. The board members of the Optima-Aegidius Group, the Drs. Laub, expressed their satisfaction at having secured a long-term tenant in BKW Engineering, one who fits the location and quality of SPREE ONE. They emphasise that the building will thus remain a lively and high-quality office location on one of Berlin’s waterside properties.
District Development and Investments
The new location is part of BKW Engineering and BKW AG's strategic positioning in the German market. SPREE ONE, as the “BKW House of Excellence,” will primarily strengthen collaboration within the network and serve as an interface with politics, media, business, and partners. Martin Fecke, CEO of BKW Engineering, explained that the “BKW House of Excellence” in Berlin will create a place where competencies are pooled and cooperation within the BKW Group and its network is consolidated. He stressed the importance of Berlin as a political and economic centre for dialogue with key stakeholders and for effectively supporting clients.
The SPREE ONE area includes not only the office building but also approximately 500 apartments with Spree views, which were also developed by the Optima-Aegidius Group. The district also comprises a daycare centre and an Edeka supermarket covering approximately 3,000 square metres. Since 1992, investments totalling approximately EUR 200 million have been made in the roughly 30,000 square metre area.
