Patron Capital, a pan-European investment manager focused on real estate-backed assets, and INBRIGHT, an investor, developer and asset manager for light industrial and logistics properties, have signed a long-term lease agreement with Schnellecke Transportlogistik GmbH. This agreement pertains to a logistics property at Rudolf-Diesel-Straße 2 in Ludwigsfelde, south of the capital Berlin.
The property in question was acquired by Patron Capital and INBRIGHT in March 2026 as part of a sale-and-leaseback transaction. The seller was Logtrans Spedition, a subsidiary of the Schnellecke Group. This acquisition was made under the condition of a short-term lease, the long-term continuation of which is now secured by the newly concluded agreement with Schnellecke.
The lease agreement covers a total area of approximately 16,310 m². Of this, around 10,000 m² is allocated to warehouse and storage areas, including associated office spaces. The remaining areas are classified as Industrial Outdoor Storage (IOS) and are used by Schnellecke for logistics and transport-related processes. Schnellecke is an internationally active family business operating in twelve countries across the logistics, transport and production sectors.
Site Development and Future Measures
Parallel to the tenant's ongoing operational use, INBRIGHT and Patron Capital will comprehensively redevelop the property. Structural and energy-related measures are planned, aiming to improve the building fabric, increase energy efficiency, and ensure long-term usability. A primary measure is the renovation of the roof, which will simultaneously create the necessary conditions for the installation of a future photovoltaic system.
Kilian Rendelmann, Project Manager at INBRIGHT Development GmbH, explained that the existing structures in Ludwigsfelde are being specifically redeveloped to adapt the site to the current requirements of the logistics industry. The combination of existing hall, storage and outdoor areas provides a solid foundation for this. He emphasised the importance of close collaboration with the tenant to create conditions for long-term use.

The long-term lease agreement provides the necessary planning certainty for the sustainable continuation of operational activities and the alignment of the site with future requirements. He also highlighted the importance of a reliable partner who develops the property in parallel with ongoing operations.
Strategic Focus of the Joint Venture
The joint venture between Patron Capital and INBRIGHT concentrates its investments on logistics, storage and distribution properties at established industrial and logistics locations in Germany and Portugal. INBRIGHT is responsible for the development, asset management, and property management of the respective properties. The focus is on the gradual structural and energy-related redevelopment of existing buildings to ensure their adaptation to the long-term requirements of users.
