Peakside Capital Advisors AG and its Operating Partner LUWIN Real Estate are successfully continuing their letting strategy for the OPTIONS office building in Frankfurt's Europaviertel. Following the Oldenburgische Landesbank, Viridium has now been secured as another tenant for the property. Viridium has signed a long-term lease agreement for approximately 2,600 square metres of office space and will occupy these premises in the first quarter of 2027. Their current branch in Neu-Isenburg will be closed as a result.
The property, which comprises a total leasable area of around 23,000 square metres, was acquired by Peakside for the Peakside Real Estate Fund IV at the beginning of 2023. At the time of acquisition, the occupancy rate was approximately 40 percent. Thanks to the subsequent letting of around 3,600 square metres to Oldenburgische Landesbank and the most recent agreement with Viridium, the occupancy rate has now increased to over 70 percent. The Weighted Average Lease Term (WALT) is just under nine years.
Blackolive, a member of German Property Partners (GPP), advised Viridium. The company supported Viridium in site evaluation and structured the entire leasing process up to contract conclusion. For Viridium, modern and flexible office spaces were paramount in their site selection, complemented by attractive amenity and working qualities, as well as an urban, well-connected environment. The OPTIONS meets these requirements with its concept and location directly next to Skyline Plaza.
Building Concept and Facilities
The OPTIONS offers not only flexible space structures but also high-quality facilities. These include private and communal terrace areas, sports rooms and bicycle parking spaces with e-charging infrastructure. The property is DGNB Gold certified and features intelligent KNX building automation, LED lighting with daylight sensors, and modern measurement and control technology. A greywater cistern supports resource-efficient management. Digital infrastructure is ensured by high-performance data connectivity and comprehensive mobile phone coverage, confirmed by the WiredScore Platinum certification, the highest standard for digital connectivity.
Simon Lutz, Partner at Peakside, stated that Peakside was already convinced of the excellent conditions at OPTIONS for positioning it as a modern office location at the time of acquisition. He further explained that the consistent further development of the building and the attractiveness of the location in the Europaviertel are showing positive results. The increase in the occupancy rate from approximately 40 to over 70 percent within a short period confirms the investment strategy and the long-term potential of the property.

He expressed confidence in being able to let the remaining areas promptly.
