Hamburg-based Procom Invest GmbH & Co. KG, together with Pekrul ProjektPartner GmbH, has submitted the planning application for the planned 'Neugrabener Höfe' residential development in the Harburg district, Neugraben-Fischbek. The project involves the construction of two residential buildings at Dorflageweg / corner Kleinfeld.
On a plot of approximately 5,400 square metres, 120 rental flats are to be realised, supplemented by a shared underground car park. One third of the residential units are earmarked for public funding. The two new buildings are designed as one building along Dorflageweg and another along Kleinfeld street, which are connected via a shared basement housing the underground car park, bicycle parking spaces, and technical rooms.
Project scope and features
The quarter is designed for a diversified mix of dwellings, ranging from 1.5- to 5-room flats, to accommodate various age groups and family constellations. On the ground floor of the second multi-family house, two shared living communities are also planned, comprising generous common rooms and up to eleven individual rooms with private bathrooms.
The design of the 'Neugrabener Höfe' is characterised by light-coloured facades facing the street and continuous balconies facing the landscaped inner courtyard. Photovoltaic systems combined with extensive green roofs are planned for the rooftops. Heat supply will be provided by air-source heat pumps, with the energy standard KfW40 QNG being targeted. The underground car park offers 42 parking spaces; additional above-ground parking spaces with charging facilities for electric vehicles are planned. The children's play areas in the inner courtyard are barrier-free.
Background and next steps
The plot is located approximately 200 metres east of Neugraben S-Bahn station. Previously, three detached houses stood on the construction site, which are making way for the new development. The quarter's planning is based on the award-winning design from a competition by the Lübeck office Riemann Gesellschaft von Architekten, the development plan Neugraben-Fischbek 77, and an urban development contract with the city. The detailed design was subsequently further developed jointly by Riemann and NOTO Basista Becker Jansen Architekten.
With the submission of the planning application, the process is now with the Harburg district office. Dennis Barth, Managing Director of Procom Invest, stated that this marks a crucial milestone for the 'Neugrabener Höfe' to create urgently needed housing, including many publicly funded and barrier-free flats. Steffen Pekrul, Managing Director of Pekrul ProjektPartner, emphasised that the award-winning design has resulted in a ready-to-build project that offers a high quality of living through its design and green elements, while also considering noise protection from the railway line and the Süderelbebogen. The project participants intend to commence realisation swiftly after planning permission is granted.
