Bonava, a project developer active throughout Germany, has reached a crucial milestone for the realisation of a planned residential quarter in Haan. The project concerns the site of the former State Finance School. On 9 October, the winning design for the approximately 6,500 square metre site at Kaiserstraße 10–14 was selected as part of an urban development qualification procedure.

The architectural firm aci prevailed with its concept. Its design is particularly characterised by harmonious integration into the existing urban landscape and by design references to the history of the location. The aim of the qualification procedure was to create a sound urban and architectural basis for the development of this centrally located property. To this end, three selected architectural firms each developed two different concepts for the planned residential quarter.

Decision-making and design features

The decision on the winning design rested with a broadly constituted jury. This included, among others, Haan's Mayor Vincent Endereß, representatives of the city administration and the design advisory board, political members, a specialist jury, and representatives from Bonava. Maike Limbrock, Project Manager at Bonava, emphasised that aci's design allows for excellent integration into the garden city of Haan due to its facade design and urban grain. She highlighted that the history of the location as a former State Finance School is acknowledged through design reminiscences in the concept. These elements contribute to establishing a connection between the new development and the historical use of the site.

Bonava plans a new residential quarter on the centrally located plot. This is to include a diverse range of housing, providing approximately 100 new residential units for various target groups. The area was used as the State Finance School until 2015. The now planned development aims to give the site a new function and generate much-needed housing in Haan. Already in May, Bonava and the City of Haan had provided information about the project and planning goals during a public information market. The awarded design now serves as the basis for further elaboration of the project within the framework of the project-related development plan procedure. Further detailed design will be carried out in cooperation with aci Architects.
