The Supervisory Board of ÖBB-Infrastruktur AG approved the acquisition of Vienna Mitte station last week. This transaction sees the property, which was sold to the then Bank Austria Creditanstalt Group in 2005 and subsequently redeveloped, returned to ÖBB ownership. The current seller is an investor group operating under the leadership of Morgan Stanley Real Estate Investing.
The scope of the acquisition includes not only the railway facilities but also the associated shopping centre and office spaces at the location. The parties involved have agreed to keep the specific purchase price confidential. The completion of this transaction is still subject to the usual conditions, with execution anticipated for the end of December after clearance is granted by the competent competition authority under merger control law. With this step, the railway facilities and the property complexes will be consolidated under one owner after a period of more than twenty years.
Significance and Operational Implications of the Acquisition
Vienna Mitte is Austria's fourth-largest station by passenger volume and represents one of the country's central transport hubs. Five S-Bahn lines, the CAT airport train, two underground lines, and various tram and bus connections converge at this location. Approximately 575 trains frequent the station daily, with around 75,000 people boarding, alighting, or changing trains there. The structural and technical integration of railway facilities and buildings is significant, which in the past required continuous coordination with various owners for adjustments to access points, stairwells, ventilation systems, or utility lines.
The reacquisition allows ÖBB to manage the future development of the entire site from a single source. This includes measures ranging from signage and technical equipment to the utilisation of areas above the tracks. This expanded scope for action is particularly relevant for the coming decades, during which an increase in capacity on the S-Bahn trunk line is expected. A stronger visual emphasis on the station's original function through signage, access design, and architectural features is being sought. All existing tenancy agreements remain unchanged for current tenants.

From the late 1950s, an urban development complex gradually emerged above the tracks, beginning with an office building, followed by a market hall and a bus station. The current complex was built by Wien Mitte Immobilien GmbH, which was equally owned by BAI and Bank Austria. Groundbreaking took place in 2007, partial opening in 2012, and the site became fully operational in April 2013. In 2015, Bank Austria sold the complex to an investor group led by Morgan Stanley Real Estate Investing. With the current reacquisition by ÖBB, the property thus returns to the railway after more than twenty years.
