Real I.S. AG has concluded a rental agreement for almost 1,250 square metres of office space in the AERA property in Berlin-Charlottenburg. The tenant is BEW Berliner Energie und Wärme GmbH, which will use the space to establish a project office. This office is intended for coordinating the transformation of a nearby heating power plant. The redesign of the power plant site aims for climate-neutral district heating generation and involves extensive reconstruction, modernisation, and further development.
The leased premises comprise two rental areas on the first floor of AERA. Occupation by BEW is scheduled for 1 July 2026. Notably, the marketing of the property by Real I.S. only began in January 2026.
Christoph Gigl, Director Asset Management at Real I.S. AG, stated in this context that the letting to BEW underscores the attractiveness of AERA Berlin as a modern office location. He emphasised the property's distinctive architectural character and its sustainable usage concept. At the same time, the letting success reflects the continued market interest in high-quality office spaces in central Berlin locations.
AERA is located on a former power plant site on Mierendorff-Insel in Berlin-Charlottenburg. The project was awarded the DGNB Platinum certificate and integrates modern office spaces with distinctive architecture and sustainable building elements. These include extensive green outdoor areas and a 2,200 square metre accessible roof garden, which contribute to ecological enhancement.
Mierendorff-Insel is considered one of the dynamic office and commercial locations in western Berlin. The specific environment is characterised by a balanced mix of commercial, residential, and infrastructure areas. Good connections to public transport and the general Berlin road network are provided, ensuring the area's accessibility.
The arrangement of the rental agreement was supported by Peter Behrenswerth from Johs. Reese Immobilien Consulting, who was mandated by Real I.S. AG as letting coordinator. Legal counsel for the transaction was provided by the law firm GÖRG.
