Rockpoint and Newbond Holdings have acquired Hotel Maren Fort Lauderdale Beach, an oceanfront resort in Fort Lauderdale, Florida, for $47.1 million. The transaction was confirmed by property records. The 141-room property is located at 525 South Fort Lauderdale Beach Boulevard, adjacent to Seebreeze Boulevard and south of Las Olas Boulevard.

Magna Hospitality Group sold the 245,081-square-foot hotel, which is part of Hilton's Curio Collection. Apollo Global Management's Athene Annuity & Life Assurance Company provided an acquisition loan of $47.7 million. The publicly recorded purchase price of $47.1 million likely referred only to the hotel's real estate; the final transaction value could be higher to include the hotel's business operations.

Strategic Expansion in an Attractive Market

Patrick Ryan, a Managing Director at Rockpoint, commented on the acquisition: Hotel Maren is a high-quality beachfront property in a promising submarket with attractive long-term fundamentals. He stated that they see a significant opportunity to build on the hotel's existing strengths through targeted improvements to the property and the guest experience.

Magna Hospitality had acquired the hotel during its construction phase from bankruptcy in 2018 for $39.1 million, as reported by The Real Deal. Three years later, the Rhode Island-based company completed the twelve-storey building on a 0.7-acre site. A Rockpoint representative declined to comment; a representative for Magna Hospitality Group did not immediately respond to a request.

Rockpoint's Presence in South Florida

This acquisition by Rockpoint, a private equity firm, comes less than a month after El-Ad National Properties purchased another oceanfront hotel in Fort Lauderdale, the 99-room Sea Club Resort on 1.2 acres, for $60 million. Rockpoint has long been a key player in the South Florida real estate market. This year alone, the Boston-based firm has secured two construction loans, each exceeding $100 million, for the development of multifamily projects in Boca Raton and Palm Beach Gardens.

Additionally, Rockpoint is a supporter of Related Group and Two Roads Development's luxurious oceanfront condominium project in Bal Harbour, which received a $424 million construction loan in 2024.
