The Rhein-Ruhr Zentrum (RRZ) has achieved a significant leasing success: H&M, located in the centre since 1992, is expanding its business area to over 2,200 square metres. As part of this expansion, a multi-year lease agreement has been signed, underscoring the fashion retailer's long-term commitment to the location and supporting the centre's repositioning. CBRE provided advisory services during this leasing process.
The space expansion includes a complete redesign of the H&M store. The shopfitting concept will be adapted to the current H&M store design to offer visitors a comprehensively modernised shopping experience. During the renovation phase, the aim is to maintain continuous business operations, so the work will be carried out while the store remains open.
Confirmation of the strategic reorientation
The decision of a long-standing tenant to expand its presence so significantly and commit to the Rhein-Ruhr Zentrum for the long term is interpreted as an important signal for the centre's development. Olaf Ley, CEO Retail Eurofund Group Germany, stated that H&M's commitment confirmed the attractiveness of the long-term strategy for the RRZ. He highlighted that both investments from existing partners and the acquisition of new international brands demonstrated the persuasive power of the repositioning in the market.
With H&M's strengthened presence, the Rhein-Ruhr Zentrum is reinforcing another important anchor tenant for its future setup. The long-term securing of established brands forms a key pillar of the centre's transformation. Simultaneously, the tenant mix is being complemented by new offerings in retail, gastronomy, leisure, and entertainment. The goal is to develop the Rhein-Ruhr Zentrum from a classic shopping centre into a modern shopping, leisure, and meeting place for the entire Rhine-Ruhr region.
Investments and future profile
The Eurofund Group and its partner plan to invest around 180 million Euros in the modernisation and repositioning of the Rhein-Ruhr Zentrum. In addition to H&M, already announced or expanded offerings from Kaufland, Müller, and McFIT are shaping the future profile of the RRZ, which is thus increasingly taking shape.
