Munus Facility GmbH, a specialist provider for technical and infrastructural facility management, is reporting significant growth in its portfolio. Over the last three years, the number of managed properties increased by 52 percent to currently 117 assets. This development is accompanied by an expansion of personnel: the number of employees at the company, founded in 2021, rose by 50 percent compared to the previous year, now totalling 27.
The current focus of the portfolio is on healthcare properties, particularly medical centres and clinics. Strategically, Munus plans to diversify into the logistics and shopping centre segments. These are expected to comprise half of the total real estate portfolio by 2028. Munus Facility GmbH operates within a holding structure, which also includes sister companies ProHealth and the project controller BNB. This setup enables the coverage of the entire value chain in asset, property and facility management for commercial real estate.
Expanded Services and Strategic Objectives
Munus is currently establishing a comprehensive network of tradespeople and service providers to ensure nationwide maintenance and repair of properties in Germany. The company's clientele includes institutional investors and asset managers across the federal territory.
Rick Bening, Managing Director of Munus Facility GmbH, points to an increased demand for energy-efficient building solutions. He emphasised that, in addition to the classic business areas of operator responsibility and maintenance, there is significant growth potential in energy-efficient properties. The company aims to address this demand with an ESG service package, including heating system replacements. Furthermore, the goal is to expand the managed portfolio to 200 properties and increase the number of employees to 50 by 2028.
Collaboration with its sister companies also allows Munus to offer complete space conversions, which have already been realised multiple times. A key service focus here is the transformation of spaces into healthcare properties, which place specific demands on planning and operation.
