Nationwide residential developer Instone Real Estate has commenced sales for the new-build development Claire in Frankfurt's Bockenheim district. A total of 105 condominiums are being built in the Schönhof-Viertel area, located in direct proximity to Schönhof-Park. The official start of construction for the project is scheduled for summer 2027.
The residential units are distributed across four buildings and comprise layouts with two to four rooms, with living spaces ranging from 49 to 141 square metres. All units will feature private outdoor spaces such as balconies, loggias, or terraces. The buildings are being constructed to the Effizienzhaus 40 energy standard. Heat is supplied via district heating in combination with rooftop photovoltaic systems. The project is also aiming to achieve QNG-Plus sustainability certification.
Ecological features and infrastructure
Alongside extensive green roofs, the architectural and ecological concept includes greened facade areas. The underground car park provides 53 parking spaces equipped for electric mobility, complemented by storage facilities for bicycles and cargo bikes. The development is aimed at owner-occupiers as well as private buy-to-let investors, who can benefit from low-interest KfW subsidies as well as special tax depreciation allowances for climate-friendly new builds.

Development of the Schönhof-Viertel in Bockenheim
Sascha Querbach, head of the Rhine-Main branch at Instone Real Estate Development, emphasised that the project expands housing supply at a time when the qualities of the neighbourhood are already clearly tangible. The combination of housing, green spaces, schools, daycare centres, and local amenities illustrates Frankfurt's urban diversity. The Schönhof-Viertel stands as an exemplar of the successful conversion of former commercial land interacting with historically established urban structures.
Across 15 development plots on the conversion site in Bockenheim, around 2,000 homes are being created in total. In addition to educational facilities and local shops, Schönhof-Park forms the central open space for the new district. Instone Real Estate previously completed and handed over the Florentinus development comprising 132 residential units within the neighbourhood.
