Aurelis Real Estate GmbH is introducing a new, modularly structured space offering aimed at companies with small-scale space requirements. Under the name "Aurelis Ateliers", hall areas are combined with integrated office and social spaces, which can be merged into larger units as needed. The initial project in this series is located at Turbinenwerk Mannheim and comprises a total area of approximately 4,000 square metres for hall and office use.
The smallest units within this concept have an area of approximately 200 square metres, distributed equally between the ground floor and the upper floor. The target groups for the "Aurelis Ateliers" include manufactories, start-ups, craft businesses, and creative industry players. Aurelis Real Estate is thus addressing a spectrum of tenants who have specific requirements for the size and fit-out of their business premises.
Timeline and Fit-out
Construction for the project at Turbinenwerk Mannheim is scheduled to begin in early 2027, with the completion of the first units expected by summer 2027. Each unit is equipped with a ground-level hall area featuring a sectional door, as well as an overhead area for offices and social facilities. A key component of the concept is a sustainable energy strategy, which includes the installation of photovoltaic systems and the implementation of a tenant electricity model.
At the Turbinenwerk Mannheim site, a total of 16 units will be realised in timber construction on a designated building plot, directly adjacent to the existing Ampère and Boveri buildings. Joachim Wieland, CEO of Aurelis, stated that the "Aurelis Ateliers" close an existing gap in the company's space offering. He emphasised the goal of providing adequate spaces for companies at different stages of development – from compact ateliers to larger business parks and logistics areas. The new concept makes it possible to efficiently cater for small-scale space requirements in particular, while simultaneously creating a standardised product that can be transferred to other locations.
Development of Turbinenwerk Mannheim
Turbinenwerk Mannheim is a former industrial site covering approximately 200,000 square metres. Aurelis Real Estate is developing this area into a modern commercial district in close coordination with the city of Mannheim. This district is planned to comprise office, production, storage, and service areas in the future. In addition to the gradual development and opening up of the area, further new build projects are currently being realised. This includes an Aurelis Business Park, which will provide approximately 6,180 square metres of rental space.
