New York-based startup Rogo Technologies, which specialises in artificial intelligence, has doubled its headquarters in Midtown South, at BXP’s 360 Park Avenue South building. Rogo, founded in 2022 with the aim of developing software for the financial services industry, has leased an additional 23,000 square feet, now occupying a second full floor in the 20-storey tower, Commercial Observer has learned.
The lease extension and expansion bring Rogo’s total footprint to 46,000 square feet. This is expected to facilitate the creation of 422 new full-time jobs, as announced by Empire State Development in June. Joe D’Apice of CBRE negotiated the deal on behalf of Rogo, while BXP was represented by its colleagues Peter Turchin, Gregg Rothkin, Hayden Pascal, Arkady Smolyansky, Ross Zimbalist and Trevor Larkin.
The lease term and rent for the transaction have not been publicly disclosed. In January, asking rents in the building were $100 per square foot, Commercial Observer reported at the time.
Further Growth and Full Occupancy
Another tenant at 360 Park Avenue South has undertaken a similar 23,000 square foot expansion in recent months, according to the landlord. Although BXP did not disclose the identity of this tenant, a CBRE office report in September described an identical deal by web development platform Vercel. Vercel’s apparent extension and expansion to 46,076 square feet at 360 Park Avenue South followed shortly after its initial 23,000 square foot lease on the ninth floor of the building, which was reported in March. A Vercel spokesperson did not respond to a request for comment.
The two transactions bring the 470,000 square foot building, located between East 25th and East 26th Street, to full occupancy, BXP stated. The landlord acquired the tower in 2021 for $300 million. Other tenants include trading firm Optiver, Marriott International’s Luxury Group, and investment firms Hunter Point Capital and Trexquant.
Artificial Intelligence as a Growth Driver
BXP attributes the upswing in leasing activity across its portfolio this year to AI-driven leases. The Real Estate Investment Trust completed a total of 73 lease agreements in the second quarter of 2026 and reported an additional 850,000 square feet of deals in its pipeline.
