T.J. Maxx, a leading off-price retail company, will replace H&M in a prominent retail space on Manhattan's Upper East Side. The company has finalised a lease for 28,837 square feet (approx. 2,684 square metres) in Extell Development's retail condominium at 150 East 86th Street. This information was confirmed by a source close to the deal, as well as from a report on the Manhattan retail market for the third quarter.
The new branch will be located on the ground floor, mezzanine, and basement levels of the building. The lease was signed in September, according to the JLL report. The 86th Street location is known for its high pedestrian traffic and is a significant retail hub, particularly due to its proximity to major subway lines and other shopping facilities.
Strategic Expansion in Manhattan
The leasing by T.J. Maxx underscores the continued appeal of prime retail locations in New York City, even in a changing market environment. For Extell Development, the owner of the retail space, this represents a successful re-letting of a large area. T.J. Maxx's decision for this location aligns with its strategy of expanding its presence in high-traffic urban areas.

The exact terms of the lease, including the duration and rent, have not been publicly disclosed. The opening of the T.J. Maxx store is expected to provide new impetus for the local retail offering and further solidify 86th Street's appeal as a shopping destination.
Representatives for Extell Development and T.J. Maxx have not commented on the details of the transaction. However, the change signals an adjustment in the retail sector, where established discounters like T.J. Maxx are increasingly occupying premium locations previously used by traditional fashion retailers.
