DEMIRE Deutsche Mittelstand Real Estate AG is continuing with its planned property sales, which form part of its corporate strategy for 2026. Proceeds of approximately EUR 44 million were generated through the sale of three properties. These funds will serve to strengthen the company's liquidity and are primarily intended for the refinancing of the corporate bond from the 2019/2027 period.
Details of the Divestments
One of the key transactions concerned the Roomers hotel property in Frankfurt. This boutique hotel, which features 116 rooms, a restaurant, a bar, a rooftop spa, and conference facilities with panoramic views over the city, was handed over to IROKO, a French fund company, at the end of August. The fund company IROKO was represented by Norkon GmbH. The purchase price achieved for this centrally located property in Frankfurt corresponded to the most recently determined valuation.
An office property in Kempten had already been transferred in July 2026. This transaction was concluded with a local investor, with the purchase price also being close to the most recently determined valuation.
In addition to these two sales, a subsidiary of Fair Value REIT-AG, a fully consolidated company of DEMIRE, sold an office property in Chemnitz. The sale of this property was made at book value, and the handover is scheduled for the fourth quarter of 2026.

The sales, which were each conducted at market or book values, reflect a precise implementation of the company's objectives.
