Circle Realty secures new leases totalling 38,000 sq ft at 14 Penn Plaza

Circle Realty Group has completed significant new lease agreements in the heart of Midtown Manhattan. A total of 37,600 square feet of office space at 225 West 34th Street, also known as 14 Penn Plaza, has been re-let. This information comes from reports by Commercial Observer dated 24 August 2026.

The largest transactions involve Bohler Engineering, a civil engineering firm that expanded its space from 8,000 square feet to 14,000 square feet, and cybersecurity company T&M USA, which also leased 14,000 square feet. Bohler Engineering signed a 10-year lease, with the asking rent in the building at $67 per square foot. The exact lease term for T&M USA was not disclosed.

Jay Futersak, President of Circle Realty, commented on the new lettings. He stated that tenants came to his company because of the central transport links and the prime quality of the property. He emphasised that tenants knew that promises would be kept. Futersak represented his own firm internally and also acted as broker for both tenants in these deals.

In addition to these major transactions, other smaller leases were concluded in the building. Accounting and consulting firm Calibre CPA Group secured a 10-year lease for 6,100 square feet and is relocating from 462 Seventh Avenue. For Calibre CPA Group, a Washington, D.C.-based firm, Mark Furst and Benjamin Saftler of Kaufman Leasing, the brokerage arm of Kaufman Organization, handled the transaction. Immediate comment from their side was not available.

The discrimination law firm Fitapelli & Schaffer is also changing its location. It is moving from 20 Liberty Street to 14 Penn Plaza, where it leased 3,514 square feet. Robert Gallucci of Colliers negotiated on behalf of the law firm but was not immediately available for comment. Jay Futersak represented the ownership side internally in the agreements with Calibre and Fitapelli.
