Global design and architecture firm Perkins&Will has leased 50,680 square feet at 135 West 18th Street, also known as the Altman Building, in Manhattan's Chelsea district, as reported by Commercial Observer. The company signed a 15-year lease to relocate from its current premises at 1250 Broadway. According to the landlord's broker, Newmark, Perkins&Will will occupy the entire second to fifth floors of the building.
Neil Goldmacher of Newmark, who represented the landlord, stated that Perkins&Will's decision to lease the entire office component of the Altman Building reflects the continued demand for distinctive, highly functional workspaces in central Manhattan. He emphasised that the building combines the character of a historic Chelsea property with the infrastructure, flexibility, and collaborative layout required by a leading design firm.
Details on the Lease and Relocation
The exact rent was not disclosed. However, according to Colliers data, the average asking rent for office space in Midtown South was $79.57 per square foot in the third quarter of 2026.
In addition to the relocation, Perkins&Will will consolidate its New York operations at 135 West 18th Street. This move is part of the company's recent merger with Architecture Plus Information. Both firms will operate under the Perkins&Will umbrella going forward.
Newmark brokers Neil Goldmacher, Howard Kesseler, Todd Hershman, and Alexander Kesseler represented the landlord PJ Mechanical in this lease. Gerry Miovski and Masha Dudelzak of CBRE represented the tenant.
History of the Altman Building
The building at 135 West 18th Street was originally constructed in 1896 as a carriage house. Today, it serves as a five-storey office building and event venue. It offers a combination of historic charm and modern requirements for business tenants in a sought-after Manhattan location.
