ABG Frankfurt Holding and the project development and construction company Ten Brinke are jointly creating new housing in Friedrichsdorf near Frankfurt am Main. On the grounds of the former freight station at Am Zollstock, a total of 98 rental apartments will be built by autumn 2028. The official ground-breaking ceremony took place on 29 October at the newly designed, step-free railway station in the presence of Friedrichsdorf Mayor Lars Keitel, ABG Chairman of the Management Board Frank Junker, and Frankfurt Ten Brinke branch managers Julia Schönhals and Sören Ollesch.
Differentiated housing mix on historic railway land
The urban design concept provides for six multi-family residential buildings, each featuring two to three full storeys and a set-back top floor. The scheme combines subsidised and open-market housing: 25 units will be publicly subsidised, and 73 units will be privately financed. The range extends from compact two-room apartments to family-friendly four-room flats with living spaces from approximately 43 to 97 square metres.
On the occasion of the start of construction, Mayor Lars Keitel emphasised that the conversion of the previously disused railway land provides Friedrichsdorf with urgently needed housing in an exceptionally well-connected location, creating a modern quarter with high amenity value. Frank Junker explained that the project aligns with ABG's objective of offering attractive and sustainably affordable housing for broad sections of the population, not only in Frankfurt but also in the surrounding region.
High energy standards and ground unsealing
The master plan envisages a significant ecological upgrade of the site, which was previously largely sealed. The buildings will be constructed to the KfW 40 standard as well as the passive house standard. Heat supply will be provided via air-to-water heat pumps largely avoiding fossil fuels, supplemented by photovoltaic systems on the roof areas.
- —Around 1,620 square metres of green spaces as well as a landscaped courtyard with play and communal areas
- —Extensive green roofs and permeable surfaces to reduce soil sealing
- —A landscaped underground car park with an integrated retention function for rainwater management
Ten Brinke is managing the entire project development and handling the turnkey construction of the buildings. As branch managers Julia Schönhals and Sören Ollesch noted, the company is delivering the building project from a single source to establish sustainable standards in the Frankfurt urban region. Following completion, ABG Frankfurt Holding will fully integrate the residential quarter into its own portfolio to manage the properties as long-term holdings.
