Jagdfeld Real Estate has significantly optimised the letting situation at the DollartCenter (DOC) in Emden. Thanks to recent lease agreements and an expansion of space, the occupancy rate of the shopping centre in East Frisia has been increased to around 97 percent. This marks a nearly complete letting of the available retail spaces.
Key new developments include the long-term lease agreement with fashion retailer Takko Fashion. Handover of the premises took place at the beginning of October, with the opening planned for November. This sales area is centrally located near the east entrance of the centre. Similarly, Nanu-Nana, a supplier of gift items and home accessories, has committed to the DOC for the medium term and plans to open its store presumably before Christmas.
Confirmation of market strategy and space expansion
Another significant development is the doubling of space for the discounter Woolworth. The company, which had already committed to the DollartCenter on a long-term basis in 2023, is expanding its branch in the western entrance area of the centre. Michael Bünnagel, Head of Center- & Property Management at Jagdfeld Real Estate, commented on the recent successes. He emphasised that the acquisition of Takko Fashion and Nanu-Nana expands the sector mix and brand competence of the DollartCenter in line with its strategy.
Woolworth's decision to undertake such an extensive expansion after barely three years in the DOC is interpreted as a confirmation of the work done so far and the compatibility between the centre and the tenant. These positive developments are directly reflected in the high occupancy rate.
Structure and Management of the DollartCenter
With approximately 23,000 square metres, the DollartCenter in Emden is one of the largest shopping centres in the region. It houses nearly 40 retail tenants, providing a wide diversity of offerings. Jagdfeld Real Estate is responsible for the comprehensive management of the property on behalf of the owner's representative, Real I.S. This includes centre, property and letting management, as well as technical facility management and building services.
- —Anchor tenants of the hybrid centre are Multi (Edeka Group), expert, H&M, JYSK (formerly Dänisches Bettenlager) and Aldi.
- —The centre thus combines local suppliers, specialist stores and fashion retailers under one roof.
