International advisory firm Christie & Co has advised Austrian real estate developer JP Immobilien on the sale of the four-star hotel Bikini Island & Mountain Port de Sóller. The buyer of the holiday property located in Mallorca is Amundi Real Estate Italia SGR, a European asset manager. Operating as an adults-only concept, the hotel caters exclusively to adult guests.
The hotel is located in Port de Sóller on Mallorca's north-west coast at the foot of the UNESCO World Heritage Site Serra de Tramuntana. The property comprises a built area of around 5,600 square metres and a total of 114 rooms and suites facing the sea or the surrounding mountains. Following a comprehensive refurbishment in 2018, JP Immobilien repositioned the property under the lifestyle brand Bikini Island & Mountain Hotels, which was established by the founders of 25hours Hotels.
Comprehensive amenities and internationally recognised concept
In addition to its accommodation capacity, the hotel offers a diversified dining selection and extensive leisure facilities, which define the property's upscale standard:
- —Three dining venues, including a NENI brand restaurant
- —A spacious outdoor pool area overlooking the bay and mountain panorama
- —A fully equipped wellness area featuring a spa, sauna, steam room and dedicated yoga studio
- —A total of 114 modernised rooms and suites across 5,600 square metres of built area
Significance for the Mallorcan hotel investment market
The sale was preceded by a targeted marketing process led by Christie & Co, which met with strong interest from a select group of international investors. The transaction is notable for its cross-border nature, bringing together an Austrian vendor, a Spanish property and an institutional investor from Italy. It highlights the growing interest among institutional players in established European holiday destinations, which have historically been largely dominated by private investors and owner-operated businesses.
Alberto Martín, Investment Director at Christie & Co Spain & Portugal, emphasised in this context the growing maturity of the European resort hotel market. As institutional investors increasingly sought prime hotel assets, locations with solid fundamentals and high barriers to entry moved to the centre of global investment strategies. In Mallorca, the prevailing moratorium on new hotel bed capacity in particular sustainably reinforces the scarcity of prime properties.
Port de Sóller is one of the most sought-after submarkets on the Balearic island, combining scenic appeal with a resilient hospitality sector. The successful closing reflects both JP Immobilien's development expertise and Amundi's confidence in the long-term earnings potential of leading Mediterranean holiday destinations.
