Charlotte Cafe, a European-inspired cafe chain and catering service provider, is expanding in Manhattan with the opening of its fourth location in Chelsea. The company has signed a 10-year lease for 1,500 square feet with landlord Willen Feygin for the property at 219 Ninth Avenue. The new branch will occupy a space previously used by a bank.
Meridian Capital Group was instrumental in the transaction. The asking rent for the space at the base of the London Terrace Towers, comprising approximately 700 residential units, at the corner of Ninth Avenue and West 23rd Street, was USD 130 per square foot, according to Meridian.
Strategic Expansion in a Bustling Location
Noam Aziz of Meridian, who represented the tenant alongside Max Freudenberger, expressed a positive view of the settlement: "Charlotte Cafe is precisely the tenant profile we envisioned for this location. The concept will activate a highly visible retail space, enhance the pedestrian experience, and enrich Chelsea's dynamic business environment that makes this neighbourhood so attractive." He emphasised the pleasure of having contributed to the establishment.
James Famularo, also of Meridian Capital Group, represented Mr Feygin in this transaction. Freudenberger added that the conversion of a former bank branch into an attractively designed cafe will breathe new life into this prominent corner location. This will create a valuable amenity for the complex's over 2,000 residents, as well as for the entire surrounding Chelsea neighbourhood.
