The South Street Seaport in Lower Manhattan will soon be home to a new culinary destination. Casa Serra, a sister restaurant to the well-known House of Pasta from the East Village, has concluded a lease for 2,824 square feet at 227 Front Street, a property owned by the Durst Organization. The signing of the 15-year lease was announced by the landlord on Tuesday. The initial asking rent was $100 per square foot.
Strong Growth and Increasing Appeal
Jody Durst, President of the Durst Organization, commented in a statement on the positive development of Front Street. He emphasised that the historic Front Street has seen strong momentum in retail lettings this year, with new arrivals such as Kee’s Chocolates, Mesa Bar, and now Casa Serra. Lower Manhattan is benefiting from a growing residential population, increasing tourism, and the return of office workers, all of whom benefit from these new dining and retail concepts.
Casa Serra, whose name means “greenhouse” in Italian, plans to open this winter. The restaurant will offer a selection of popular dishes from House of Pasta, including mushroom and truffle lasagna in white sauce, Bucatini alla Pistachio, and Chicken Milanese with Fettuccine al Burro.
Strategic Expansion and Letting Activities
The Durst Organization was represented internally by Karen Rose. On behalf of the brokerage firm KSR, Zach Nathan, Brandon Berger, and Hunter Lazan acted for Durst. Zach Nathan of KSR highlighted that there is considerable momentum on Front Street. He noted significant interest from experienced operators who recognise the potential of the Seaport and believe in the district's development. Durst has been very careful in selecting the tenant mix to find suitable operators for the available spaces.
Jack Hamadani of KSR, who represented Casa Serra in this transaction, added that the restaurant owners saw an opportunity to expand their concept into a district that continues to grow in appeal.
