Berlin-based investment and asset manager TSC Real Estate is continuing the expansion of its specialised AIF "TSC Ambulante Gesundheitsimmobilien 01", launched in September 2025. With the acquisition of an established and almost fully let medical centre in Stuttgart, the company, which specialises in senior living and healthcare properties, has secured the sixth asset for the separate fund account. This represents the largest acquisition by volume within the fund portfolio to date.
The property is located in a central position in Stuttgart-Feuerbach, directly on the district's established main shopping street. The location is characterised by mature medical and infrastructural provision, direct links to public transport, and a high volume of footfall.
Space structure and tenant mix
The property comprises a lettable area of approximately 13,000 square metres, let on long-term leases to 19 parties. With a space share of around 85 per cent, the focus is clearly on medical and health-related uses. Complementary retail and catering units round off the profile of the property. During the technical and sustainability-related due diligence, specific ESG potential was also identified for the site.

Maximilian Woiczikowsky, Director Investment Management and authorised signatory of the company, highlighted the high local importance of the site for healthcare provision, as well as the swift and collaborative completion of the structured bidding process with the vendor.
On the buyer's side, the transaction was advised by DLA Piper on legal and tax matters. Technical due diligence and the ESG assessment were carried out by Brand Berger, while neoshare was responsible for the valuation. Brokerage firm Colliers Stuttgart acted as intermediary during the process.
