The ImmoScout24 platform has implemented a new feature aimed at providing private landlords with improved guidance when determining rent levels. This so-called rent price check is already accessible during the listing creation process and is intended to contribute to increased transparency in the housing market.
The tool analyses the planned rent level based on comparable advertised rents and, where available, the local rent index as well as the regulations of the rent control (Mietpreisbremse). The aim of this enhancement is to support landlords in making well-informed decisions and to provide clarity on the market appropriateness of the rent even before an offer is published.
Functionality and Background
The rent price check is gradually integrated into the data entry for housing offers. After entering the address, ImmoScout24 first provides average rents for comparable properties in the vicinity. With additional details such as living space and year of construction, if available locally, the rent index and the requirements of the rent control are included in the evaluation. This allows for a comprehensive classification of the planned rent within the context of the market and existing regulatory frameworks.

The rent price check offers transparent guidance during the listing creation, which supports the well-founded setting of the rent level and should contribute to more transparency and trust in the housing market. It should be noted that the rent price check serves as a guide and does not replace a legal review of the rent level. Deviations from municipal rent index calculators are possible, as these often consider further features relevant to residential value.
Part of an Overarching Strategy
The introduction of the rent price check is another component of ImmoScout24's Fair Initiative. This initiative pursues the overarching goal of making the housing market simpler, more transparent and fairer through digital solutions, by supporting both prospective tenants and providers equally. The platform plans to supplement this initiative in the future with further product solutions designed to provide orientation, increase transparency and strengthen trust in the real estate segment.
