LIP Invest, a leading provider in Germany's logistics real estate special funds segment, has acquired a property in Bramsche. The transaction was a sale-and-leaseback with majamo GmbH, a fulfilment service provider. The property, located at In der Welle 16, is part of the portfolio of the “LIP Real Estate Investment Fund – LOGISTICS GERMANY V”, launched with INTREAL.
majamo GmbH, specialising in e-commerce and social commerce, received legal advice from Heuking for this transaction. Jones Lange Lasalle handled the exclusive mandate on the seller's side. For LIP Invest, WRN Walch Rittberg Nagel was responsible for legal and tax due diligence, while orange recon conducted the technical assessment and EnviroSustain oversaw ESG due diligence.
The distribution centre, built in 2023, is situated on an 18,600 square metre plot. The total rental area amounts to approximately 10,000 square metres. Of this, 8,000 square metres are hall space, 1,200 square metres are office and social areas, and 600 square metres are mezzanine space. The property is leased long-term to majamo, which provides logistics solutions for D2C brands, influencers and Amazon sellers, including packaging, picking and shipping of items such as clothing and merchandise.
The logistics hall is flexibly divisible into two units and features seven ramp gates and three ground-level gates, two of which have canopies for side loading and unloading. This configuration, combined with a large column grid, allows for diverse use for central and regional supply or cross-industry storage and transhipment processes. A photovoltaic system on the roof supplies the property with renewable electricity. Additionally, electric charging points for cars are available, and public transport connections are provided. The A1 motorway is one and a half kilometres away.

She emphasised the securing of the location through the sale-and-leaseback structure with a long-term lease, which creates reliability for employees and planning certainty for the coming years. The newly acquired property illustrates the continuation of this trend through developments such as the social commerce growth market.
The Bramsche location is part of the Münster/Osnabrück logistics region. This location is strategically important as it represents a suitable transhipment point between the North Sea and the Ruhr area.
