Robert C. Spies Nordics ApS has brokered a plot of around 8,668 square metres in the Nordic Business Hub in Maribo on the Danish island of Lolland to Uno-X Mobility Danmark A/S. The vendor of the property is Maribo Ladegård ApS. The advisory brokerage firm supported the transaction under a mandate for the Danish energy company, which will build a new charging station for heavy goods vehicles on the site.
Søren Meiling, Regional Director at Robert C. Spies Nordics, stated that in-depth local market knowledge remains crucial for matching land availability with specific user requirements. The arrival of Uno-X underscores the increasing economic relevance of Maribo and Lolland for businesses operating across borders.
Expansion of charging infrastructure along trans-European corridors
Uno-X Mobility is among the leading Danish energy companies and already operates seven high-power charging locations for electric lorries nationwide. According to Michael B. Hansen, Commercial Market Director at Uno-X Mobility, the acquisition in Maribo is a strategic decision to build charging capacity early in line with developing traffic flows. The project responds to stricter European regulatory frameworks: European Union rules require a reduction in fleet CO2 emissions for new heavy goods vehicles of 45 per cent from 2030, 65 per cent from 2035 and 90 per cent from 2040. In addition, the European AFIR regulation mandates the provision of high-performance charging points for commercial vehicles at intervals of no more than 60 kilometres along the TEN-T core network by 2030.
- —Installation of six charging bays, each with a total capacity of 1 MW
- —Direct transport links via junction 48 of the E47 motorway, approximately 20 kilometres from Rødbyhavn
- —Scheduled commissioning of the entire facility during the course of 2027
Mads Stærk, Development Director at the economic development agency Business Lolland-Falster, highlighted the strategic geographical transport importance of the location on the southern motorway ahead of the future Fehmarn Belt fixed link. State-of-the-art charging infrastructure for heavy transport forms an essential part of the business park and enhances its attractiveness for further business relocations along the corridor between Scandinavia and continental Europe.
Growth potential driven by Fehmarn Belt fixed link
The Nordic Business Hub covers a total area of approximately 900,000 square metres and is one of Lolland's central development zones. Robert C. Spies Nordics assisted the project in collaboration with Lolland Municipality and Business Lolland-Falster in drafting the usage concept and master plan. Logistics, transport and infrastructure companies in particular stand to benefit from the future tunnel link between Lolland and Fehmarn.
Andreas Fuchs, Managing Director of Robert C. Spies Nordics ApS, emphasised that the transaction reflects the firm's cross-border approach. The Fehmarn Belt fixed link will bring the economic regions of Copenhagen and Hamburg even closer together in the future, which is expected to sustainably accelerate economic integration on both sides of the German-Danish border.
