Rohrer Immobilien has been entrusted with the marketing contract for a residential complex in a Bavarian university city, comprising a total of 130 residential units. This contract was awarded to the company during Expo Real. The property, developed by an experienced project developer and builder, is characterised by a largely energy self-sufficient building concept, which is based on the approaches of Prof. Dipl.-Ing. Timo Leukefeld. This is supplemented by a novel flat-rate rent model, designed to make living and energy costs transparent and predictable for tenants.
The combination of energy self-sufficiency, deliberately simplified building technology and modular construction enables the project to achieve an initial net yield of around four per cent. According to the project developer, the implemented energy concept leads to an achievable net rent that is approximately 16 per cent or EUR 2.50 per square metre higher. This model aims to offer tenants an improved basis for calculation, without incurring additional burdens from variable energy costs.
Economic potential through energy self-sufficiency
Sven Keussen, managing partner of Rohrer Immobilien, underlines the necessity of re-evaluating property concepts to succeed under current market conditions. He points out that the project demonstrates how energy self-sufficiency not only offers ecological advantages but also creates substantial economic added value. A 16 per cent higher net rent and the projected initial net yield of around four per cent represent convincing arguments for investors, especially given the property's good location.
The project is based on a concept developed by Leukefeld, in which buildings generate and store a large part of their own energy requirements. This reduces dependence on external energy suppliers. The technical implementation of these all-electric building concepts is carried out by 3lectrify, a partner company that combines photovoltaics, battery storage, electric heating and hot water systems, and intelligent energy management into an integrated solution. The goal is an efficient technical infrastructure that minimises investment and operating costs and forms the basis for the flat-rate rent model.
- —Energy self-sufficiency concept according to Prof. Dipl.-Ing. Timo Leukefeld
- —Flat-rate rent model for calculable living and energy costs
- —Enables 16 per cent higher net rent and approx. four per cent initial net yield
- —Modular construction for increased efficiency
Another factor for the project's economic viability is its modular construction. This contributes to optimising construction processes and controlling production costs. The combination of construction method, energy concept and letting model forms the basis for the targeted economic efficiency, which has already been applied to 2,000 completed residential units. Rohrer Immobilien had already highlighted the importance of energy self-sufficiency at Expo Real and sees considerable potential in the combination of innovative energy concepts, new rent models and an economical construction method for the future development and marketing of residential properties.
