The S+B Gruppe, a property developer with offices in Vienna, Prague, Bucharest, and Warsaw, has further developed the digitalisation of its processes in quality and defect management, as well as construction documentation. This is being achieved through the use of the PlanRadar platform, which has already been deployed in demanding high-rise projects such as TRIIIPLE and DANUBEFLATS, and is now also being applied at DC2 in Vienna's Danube City.
DC2, a project reaching a height of 174 metres, comprises 314 apartments, office spaces, and a building-integrated photovoltaic façade covering 10,500 square metres, one of the largest in Europe. The complexity of the project demands precise coordination of all parties involved, as well as comprehensive documentation of quality-relevant processes. The local site supervision team at S+B Gruppe has been using PlanRadar since 2018. Mr Hannes Zadrobilek, Head of Local Site Supervision at S+B Gruppe, stated that processes have been refined with each high-rise project, and a venture of this magnitude is no longer conceivable without digital support.
Standardised Processes for Efficient Project Delivery
The total construction period for DC2 is approximately four years, with the interior fit-out being completed within 18 months. Around 30 trades operate in parallel under an individual contract model, requiring close coordination. Adherence to high quality standards, traceable documentation of all services, and a tight construction schedule are of central importance. As the building was sold to an investor during the construction phase, comprehensive digital construction documentation plays a crucial role in ensuring transparency.
Building on experience from previous high-rise projects, the S+B Gruppe team developed a standardised approach for local site supervision, combining lean management with digital processes. Lean planning supports weekly coordination among trades, while PlanRadar digitally maps processes such as defect management, service release confirmations, photo documentation, and approval processes. A core element of this concept is early quality control, where services are inspected and documented immediately after execution to prevent defects proactively and avoid adverse effects on subsequent trades.
Transparency and Continuous Development
A four-person team from local site supervision manages quality and defect control. Over the course of the project, an estimated 30,000 to 40,000 tickets will be digitally recorded. This enables precise coordination of the approximately 30 trades during the interior fit-out. Continuous updating of the schedule and early quality controls contribute to a smooth construction process and comprehensive digital construction documentation, which serves both internal controls and the handover to the investor. Mr Zadrobilek commented that, without PlanRadar, a project of this dimension would become an uncontrollable process.
The insights gained from the TRIIIPLE, DANUBEFLATS, and DC2 projects form the basis for the S+B Gruppe's digital processes. This creates a scalable foundation for future high-rise projects and promotes efficient collaboration among all project participants.
