Development finance lender Atelier has granted Sheen Lane Developments a loan totalling £46.1 million. This funding is earmarked for the acquisition and subsequent conversion of Griffin House, a former office building in the London borough of Hammersmith.
The 18-month loan facility is intended to support the refurbishment and conversion of the property into studio apartments. The conversion is proceeding under an already approved planning permission, which structures the process and makes it predictable.
Strategic Development in West London
Griffin House, which previously served as office space, will thus be repurposed. This transformation aligns with the increasing demand for housing in attractive London locations and the trend of converting outdated office spaces into modern homes. Hammersmith, known for its excellent infrastructure and transport links, is a sought-after location in West London.
Sheen Lane Developments plans to create valuable living space through this measure, meeting current market needs. The financing from Atelier underscores confidence in the project's potential and in the developer's expertise in executing such conversion projects. The repurposing of commercial properties into residential ones is a significant trend in the UK property market, addressing the ongoing shortage of affordable housing.
Significance of the Financing
The provision of such a substantial loan by Atelier highlights the willingness of financial institutions to invest in projects with clear added value and a solid development foundation. This is particularly relevant in a market environment characterised by adaptation to new usage requirements and a focus on sustainability. Such financing contributes to driving urban revitalisation and making more efficient use of existing building structures.
