VÖLKEL Real Estate GmbH has taken over the management of a prominent commercial property in Berlin. On behalf of the Swiss real estate investment firm Blue Rock Group, the service provider will in future be responsible for the property management of the administrative building in Berlin Pankow. The agreement between the owner and VÖLKEL is structured as a long-term collaboration to provide structured support for upcoming management tasks.
A central component of the awarded mandate is the structural development of the property. During the long-term management period, the existing building is to undergo comprehensive refurbishment. The property has a notable construction history: it was built in 1965 and underwent its most recent modernisation in 1994. With a usable area of around 16,500 square metres, the property represents a substantial volume in the Berlin district of Pankow.
Full occupancy and infrastructural framework
From a commercial perspective, the asset is characterised by a stable occupancy rate. The approximately 16,500 square metres of lettable space are fully let. The largest share is occupied by the employment agency, or Jobcenter Berlin Pankow. The tenant mix is complemented by a large-scale restaurant, meaning the property is currently fully occupied.
A significant factor for the property is its integration into the German capital's public transport network. Due to its immediate proximity to the 'Landsberger Allee' S-Bahn station, the location benefits from excellent transport links:
- —Direct access to the Berlin Ringbahn as well as S-Bahn lines S8 and S85
- —Additional connectivity via nearby stops for Berlin bus route 156
- —Further local transport connections via stops for city bus route 200
Consolidation of Berlin market presence
For VÖLKEL Real Estate GmbH, taking over property management for the Swiss Blue Rock Group marks an important step in expanding its activities. With this commitment, the company strengthens its presence in the federal capital and takes on the operational tasks of a large-scale refurbishment and management project in Berlin Pankow.
