PAREF Gestion, supported by the PAREF Group's investment team, has completed the acquisition of two retail properties in Germany for the SCPI PAREF Prima fund. The properties are located in North Rhine-Westphalia, specifically in Hamm and Bielefeld. Both properties are fully let to the Cash & Carry chain Handelshof, with a fixed lease term of 7.5 years agreed.

The first acquired property is in Hamm, a city in the eastern Ruhr area and a significant economic hub in Westphalia. This area encompasses an urban agglomeration with approximately 180,000 inhabitants. The property offers a rental area of approximately 13,000 square metres, spread over two floors. Good connections to major transport axes and 280 parking spaces complement the offering. The second location is in Bielefeld, the central economic hub of East Westphalia-Lippe, which serves an urban agglomeration of around 338,000 inhabitants. This property provides a rental area of about 7,300 square metres across two floors and 109 car parking spaces.

Strategic Portfolio Expansion in the Local Supply Segment

Both acquisitions are in line with the investment strategy of SCPI PAREF Prima. As of 30 June 2026, the fund comprised a portfolio of 77 properties with a total value of 963 million Euros. Through these latest purchases, the fund is specifically expanding its involvement in the German local supply segment. The strategy focuses on properties that generate stable returns while also contributing to extending the remaining lease duration of the entire fund portfolio.

Anne Schwartz, Managing Director of PAREF Gestion, commented on the transactions. She emphasised that the acquisition of these two properties further solidifies the SCPI PAREF Prima portfolio. From PAREF Gestion's perspective, local supply is a particularly resilient asset class, supported by fundamental demand and constant rental demand. These acquisitions underscore the PAREF Group's expertise in identifying and capitalising on opportunities with solid fundamentals for its investors. The PAREF Group manages almost one billion Euros in assets in Germany and possesses extensive market knowledge.

Advisors and Parties Involved

PAREF Gestion was supported by several advisors during this transaction. Paul Hastings provided legal counsel. Technical and environmental due diligence was carried out by Arcadis. Commercial due diligence was conducted by the IPH Group. The seller was advised by JLL during the process.
