STRATEGIS AG, in cooperation with the developer Strenger, has commenced sales for the “Pankower Hofgarten 2” project in Berlin-Französisch Buchholz. This endeavour involves the construction of 20 terraced houses in Gartenstraße, situated within walking distance of the town centre and set back in a second row. The surrounding area ensures an established environment with existing infrastructure and transport links.
Three individual house types are planned for the project, offering living spaces ranging from 94 to 138 square metres and featuring five to six rooms. The construction method is characterised by the application of timber frame techniques, combined with photovoltaic systems and air-source heat pumps. These energy concepts contribute to reduced operating costs and a healthy indoor climate. The KfW 40 QNG energy standard also qualifies the properties for low-interest promotional loans from the Kreditanstalt für Wiederaufbau (KfW). For capital investors, there is the option to claim increased depreciation through degressive and special accelerated depreciation (Sonder-AfA).
Features and sales progress
The houses offer modern amenities, including designer bathrooms, visible timber ceilings, underfloor heating, and electric external Venetian blinds. Electric charging points are optionally available for car parking spaces.
In the pre-sale phase, ten of the terraced houses have already been reserved by existing customers since May. Construction for the project is scheduled to begin in the summer; completion is anticipated for spring 2027. Dr. Daniel Hannemann, CEO of the Strenger Group, explained that “Pankower Hofgarten 2” represents the company’s second project in the capital region and builds on the success of the previous project in Heinersdorf. He emphasised that the latest generation of townhouses would offer a balanced relationship between value for money, construction quality, environmental awareness, and modern design. The project in Gartenstraße is attractive for owner-occupiers as well as private investors who wish to utilise current funding and depreciation opportunities for sustainable new builds.

The renewed collaboration with Strenger, following the successful support of the first Berlin project, was positively evaluated.
