SEGRO is continuing the expansion of SEGRO Park Berlin Airport and has given the green light for the eighth construction phase. This project involves the erection of four buildings, encompassing a total lettable area of around 55,300 square metres. The spaces are designed as a combination of warehouse, office, and service areas and are expected to be available from January 2028. The offering is aimed at companies from sectors such as production, services, technology, trade, urban logistics, and e-commerce, providing them with flexible growth options in close proximity to BER Airport.
The individual unit sizes vary from approximately 800 square metres up to 1,800 square metres. Tim Rosenbohm, Director Light Industrial at SEGRO in Germany, emphasised that the leasing successes of phase seven reflect the persistently high demand for modern and flexibly usable commercial spaces in the Berlin market. With the eighth construction phase, SEGRO would create additional growth opportunities for companies at the Berlin Airport location and consistently continue the park's development.
Sustainability and Infrastructure
As part of the new construction phase, measures to promote sustainability will be implemented. Plans include a photovoltaic system with a capacity of 3.5 megawatt peak, green roofs on the office buildings, and the installation of charging points for electric vehicles. SEGRO aims for construction according to the BEG-40 standard and is striving for a DGNB Gold certification.
The decision for this construction section is based on the successful marketing of construction phase seven, which was completed this year. Of the 20 units created there, nine have already been let. In total, the seventh construction phase comprises approximately 27,500 square metres of light industrial and urban logistics space. SEGRO Park Berlin Airport has developed into an established commercial location in the vicinity of Berlin Brandenburg Airport and already includes around 85,000 square metres of light industrial and approximately 115,000 square metres of logistics space.

The park's modular space concept enables companies to achieve long-term growth while maintaining high flexibility in space utilisation. SEGRO Park Berlin Airport benefits from its strategic location, just a few minutes from Berlin Brandenburg Airport (BER). This includes excellent connections to the A113 and A117 motorways as well as to central Berlin. These locational qualities make the site attractive for companies that prefer immediate proximity to the capital and to national and international transport axes.
