The bauwo Group is developing a new build-to-suit project for Ostfriesische Tee Gesellschaft GmbH (OTG) at the Soltau logistics hub. The project involves the construction of modern warehouse space across a total area of approximately 19,000 square metres, divided into two separate units. These spaces will be precisely tailored to the specific requirements of the future user, who has signed a ten-year lease agreement. This marks a long-term strategic decision by Ostfriesische Tee Gesellschaft for the Soltau location.

Construction for the project is scheduled to commence immediately after the lease agreement is signed in September 2026. Completion and handover of the property to the financially sound tenant are forecast for 1 July 2027. With this development, the bauwo Group strengthens its position as a specialised project developer for tailored logistics properties in northern Germany.

Strategic Logistics Location and Connectivity

The chosen Soltau location in Lower Saxony is characterised by its direct proximity to the A7 federal motorway. Via the Soltau-Süd junction, the economic centres of Hanover and Hamburg can each be reached in approximately one hour by car. Additionally, Bremen is well connected in just over 60 minutes via the A27, accessible from the Walsrode motorway interchange. This geographical positioning offers Ostfriesische Tee Gesellschaft central connectivity to the main economic regions of northern Germany, which is of great importance for efficient distribution.

Focus on Sustainability and Environmental Standards

The construction project will be realised according to high sustainability standards. A DGNB Gold certification is being sought, and compliance with EU taxonomy criteria will be verified. As part of the ecological construction method, the entire roof area of the property will be equipped with a photovoltaic system to contribute to sustainable energy supply. In addition, charging infrastructure for passenger cars will be implemented, and pre-installation for electric lorry charging stations will be provided.

The design of the outdoor facilities also takes ecological aspects into account. These will be executed in a natural style, and the use of eco-paving will contribute to reducing surface sealing. These measures underscore the approach of combining functional logistics areas with an awareness of environmental and sustainability aspects.
