STADT UND LAND Wohnbauten-Gesellschaft mbH, a state-owned housing company, has presented its annual report for 2025, titled “Growth and Community”. This report documents a financial year characterised by stable economic activity, expansion of its portfolio, and significant investments in new construction and existing projects. Furthermore, the continuous commitment to affordable housing and the development of vibrant neighbourhoods in Berlin is highlighted.

In the 2025 financial year, the STADT UND LAND Group generated a net profit of 24.2 million EUR. Revenue amounted to 446.9 million EUR, with the majority of 437.9 million EUR generated from property management activities. An equity ratio of 27.0 percent indicates the company's continuously stable financial position. As of 31st December 2025, the rental housing stock managed by the Group totalled 82,108 units, with its own housing stock growing to 53,666 flats.

Growth in New Construction and Portfolio Development

STADT UND LAND's growth policy was also evident in the new construction sector. In 2025, 529 flats were completed and handed over ready for occupancy. These include 272 flats in the Buckower Felder quarter in Neukölln, 120 flats on Johanna-Tesch-Straße in Treptow-Köpenick, and 137 flats on Rabensteiner Straße in Hellersdorf. In addition, contracts were concluded for four turnkey developer projects comprising a further 211 flats. Natascha Klimek, Managing Director of STADT UND LAND, noted that the stable result demonstrates the company's economic solidity under challenging conditions and its reliable fulfillment of tasks for Berlin.

A key focus in the 2025 financial year was also on the modernisation and maintenance of the existing portfolio. Projects included the modernisation of the listed Badener Ring/Bayernring estate, measures in the Kosmosviertel, refurbishments in Neukölln and Hellersdorf, and the continuation of energy-saving renovation work on Mariendorfer Damm/Kruckenbergstraße. Total expenditure for maintenance amounted to 71.2 million EUR across the Group.

Climate Protection and Neighbourhood Development

As part of its climate strategy, STADT UND LAND aims to significantly reduce CO₂ emissions from its building stock by 2035. A reduction of 49.6 percent is planned for the period from 2026 to 2035. Additionally, from the 2025 financial year, non-financial reporting will be carried out according to the voluntarily applicable VSME standard. Ingo Malter, Managing Director of STADT UND LAND, emphasised that the annual report underpins the company's capacity to act under difficult market conditions and its assumption of responsibility for the Berlin population.

  • 63.8 percent of vacant existing flats were allocated to households eligible for a WBS (housing eligibility certificate).
  • Three neighbourhood coordinators and four community meeting points promote neighbourhood work.
  • Tenant advisory board elections in 16 neighbourhoods strengthen tenant participation.
  • The Group plans investments of 275.4 million EUR for 2026.

For the 2026 financial year, the Group forecasts continued stable business development. Planned revenue of 460.9 million EUR and a net profit of 22.1 million EUR are expected. In the coming year, 452 flats are also scheduled for completion.
