Starwood Capital Group and Trinitas Ventures have secured 100.3 million dollars in construction financing for the development of Atmosphere Pittsburgh. The scheme is a Class A student accommodation development comprising a total of 672 beds in immediate proximity to the University of Pittsburgh. The financing is being provided by Affinius Capital. No intermediaries or brokers were involved in the transaction.
Strategic location in the Oakland university district
The planned scheme will be erected at 217 Halket Street in the Oakland neighbourhood. The site benefits from its location between the University of Pittsburgh and Carnegie Mellon University. Tyler Figley, Senior Vice President at Affinius Capital, emphasised in a statement that the location ranks among the most storied university districts in the United States. He noted that the project creates an outstanding opportunity to deliver modern student housing in the high-demand Oakland submarket.
The design provides for a twelve-storey mixed-use building housing a total of 326 apartments. Of these units, 34 are designated as affordable housing. In addition, the design includes 114 dedicated on-site parking spaces.
Comprehensive amenities and professional operations
The amenity concept places strong emphasis on communal areas and study environments. Plans include multiple resident lounges, private study and work rooms, as well as a games room. The rooftop level will feature a fully equipped fitness centre, a landscaped courtyard and a hot tub.
