Tishman Speyer has recorded a leasing success in Hamburg city centre: the company has signed a lease agreement for around 2,600 square metres of office space with exmox GmbH in the "Ajour" project. The technology firm, which operates a user engagement platform for mobile gaming providers, plans to move into the historic building on Mönckebergstraße in the second quarter of 2027.
With this agreement, the pre-letting rate of the ensemble increases to 60 per cent ahead of structural completion, while the interior fit-out is nearing conclusion. Nils Skornicka, Managing Director at Tishman Speyer, pointed to the flexible working environments, the prime city-centre location and the urban surroundings that make the property a distinctive location. Paul Schempp, Managing Director of exmox, cited the need for future-proof space, contemporary building technology and high sustainability standards to support the company's further growth as reasons for the decision.
Established tenant roster and advisory support
exmox GmbH was advised on the lease by consultancy workin., a subsidiary of workin up GmbH. Alongside the new tenant, further occupiers have already been confirmed for the mixed-use project: future tenants at Ajour include Hamburg Commercial Bank (HCOB) and fitness operator FITSEVENELEVEN.
Transformation of the former department store
Tishman Speyer is revitalising the long-standing department store at Mönckebergstraße 3 into a modern, mixed-use property. Following the completion of the transformation, the building will offer a total floor area of 34,000 square metres. Modern office space forms the core of the scheme with 28,000 square metres, complemented by 4,900 square metres for retail and gastronomy as well as 19 residential units. The architectural redesign is being carried out in collaboration with Belgian architecture practice noAarchitecten and Hamburg-based general planner agn Leusmann GmbH.
The property is distinguished by its position on one of Hamburg's busiest shopping streets and sits within easy walking distance of the central railway station and the municipal U-Bahn network. The energy concept is based on a full supply of renewable energy. Furthermore, more than 700 bicycle parking spaces are being created, with LEED Platinum sustainability certification being pursued for the entire project.
