The TTI Group, a player in the Berlin real estate market, completed various acquisitions and commenced project developments in the first half of 2026. This occurs in a market environment where many participants are adopting a wait-and-see approach. The cumulative volume of these transactions and ongoing projects amounts to nearly 50 million Euros, underscoring the company's continuous investment activity in the capital.
Strengthening the Portfolio in Central Berlin Locations
A significant part of the recent investments is the securing of a real estate portfolio in the Moritzplatz area of Kreuzberg. This portfolio comprises three properties with a total of 35 existing residential units. Additionally, there is potential for the realisation of six new attic apartments. The projected volume for this project is approximately 16 million Euros. Concurrently, another property was acquired in Leibnizstraße in Charlottenburg, integrating 21 residential and commercial units as well as 14 parking spaces. This acquisition serves to sustainably expand the TTI Group's own portfolio in an established city location.
Focus on Project Development and Realisation
In addition to direct portfolio expansion, the TTI Group is concentrating on its core business of project development. A plot of land was acquired in City West for a new build, which will encompass a gross floor area of approximately 3,500 square metres. TTI estimates a project volume of more than 25 million Euros for this mixed-use building. Another residential project is already in the realisation phase: construction work for 35 residential units is underway in Berlin-Spandau. The investment volume for this venture is approximately 8.5 million Euros. These projects demonstrate the strategic focus on creating new residential and commercial space.
Jan Taschlizki, Managing Director of TTI GmbH, stated that the current market phase offers attractive opportunities, particularly when acquisition, financing, and implementation can be managed from a single source. The TTI Group continues to assess investments in residential and development properties within Berlin. The recent measures consistently expand both the group's own portfolio and its development pipeline. The strategic focus remains on inner-city locations and utilising infill development potential.
