Pan-European logistics real estate specialist Verdion has announced the full letting of a speculatively developed logistics property in Lützen-Zorbau, southwest of Leipzig. A textile service provider has signed a long-term lease for the entire 11,872 square metres. This successfully concludes the speculative development and letting programme of the Verdion European Logistics Fund 1 (VELF 1). The property, which is certified with the DGNB Gold sustainability standard, provides modern infrastructure for logistics processes.

The now fully let unit comprises 10,018 square metres of warehouse space, 1,222 square metres of mezzanine space, and 632 square metres of office space. The location in the Lützen-Zorbau area is characterised by strategic connectivity, situated between the A9 and A38 federal motorways, with proximity to the A14 and Leipzig/Halle Airport.

On the same plot of land, there is another logistics building with 8,500 square metres of rental space, which is already used by the overnight express service provider nox. Verdion acquired the approximately 40,000 square metre plot in 2021 for the VELF-1 fund. This fund, with an investment volume of approximately 310 million EUR since its inception in September 2020, focuses on urban logistics and industrial properties in Germany, the Netherlands, and the Nordic countries. As part of its value-add strategy, Verdion developed the new logistics property, modernised the existing building, and extended the lease agreement of the existing tenant by ten years.

Sebastian Achten, Leasing & Development Director at Verdion, pointed out that the logistics property near Leipzig combines high sustainability standards with good transport network connections. The property offers the tenant modern and efficient infrastructure for managing logistics processes and ensuring customer supply.

Oliver Kemper, Head of Investment Germany at Verdion, added that the full letting of the VELF 1's speculative developments represents a significant milestone in the fund's strategy. Verdion pursues an approach that encompasses the acquisition of logistics properties, their further development, and subsequent letting before a structured exit process. This aims to generate value for investors by developing properties that meet the requirements of users and institutional investors. The letting was facilitated by Realogis.

Concurrently, Verdion is continuing the investment strategy of the VELF-2 fund. Since the beginning of 2026, sites in Cologne, Munich, Copenhagen, and Stockholm have been acquired. New logistics properties with a total value of over 350 million EUR are planned there in strategic locations near major urban conurbations. This serves to continue the expansion of the company's European project pipeline.
