The brokerage firm RUHR REAL has concluded the brokering of two lease agreements for a total area of 7,100 m² of office and warehouse space at the property Wulfshofstraße 18–22 in Dortmund. These transactions have resulted in the ASTOR Commercial Park in Dortmund being fully let. The owner of the property is ADOLF WEBER West GmbH.
A significant portion of the brokered space, 5,100 m², was leased to Eröz Hygiene u. Verpackungs GmbH & Co. KG. A further 2,000 m² was leased to a wholesale company. Occupancy of the newly leased areas is planned for October 2026. The expansion of the aforementioned companies, due to increased demand, was the background for their search for additional capacity.
The collaboration between RUHR REAL and the property owner is not new; the brokerage firm had previously been entrusted with the leasing of partial areas in this property and with advising on a lease extension. Nils Mehrer, as the responsible consultant at RUHR REAL, commented on the successful full occupancy. He highlighted that knowledge of the property from previous mandates enabled a targeted matching of the available spaces with the requirements of the new users.
The property is located in Dortmund's Indu-Park, an established commercial area. It features equipment that meets the demands of modern logistics operations. This includes numerous loading ramps and a ceiling height optimised for logistical processes. Furthermore, modern office spaces are directly connected to the warehouse areas, creating functional synergies.
