The real estate investment and asset manager aam2core has announced plans for an extensive modernisation programme for a residential property portfolio in North Rhine-Westphalia. The measures concern a total of 500 residential units in the cities of Duisburg, Wuppertal, and Essen, for which aam2core is responsible for asset management on behalf of the owner OCP. The cross-location programme is scheduled to begin in December 2026, with an anticipated completion in the first quarter of 2028.
The modernisation project focuses on improving the energy efficiency of the building envelopes, renovating central structural components and technical systems, and upgrading the outdoor areas. The objective is to enhance the quality of living, reduce energy consumption, and future-proof the portfolio. The 500 residential units are distributed across three sub-portfolios with a total living area of approximately 34,300 square metres. Specifically, this includes 365 flats in Essen, 120 residential units in Duisburg, and 15 flats in Wuppertal.
Energy optimisation and technical renewals
A central aspect of the planned measures is the consistent implementation of a 'manage-to-green strategy', as explained by Stefan de Greiff, a board member at aam2core. This includes improving the energy quality of the buildings, converting part of the heating supply to renewable energies, and revitalising essential structural components as well as the outdoor facilities. The investments are intended to strengthen the future viability of the three locations and create the basis for permanently more energy-efficient operation.
At all three locations, aam2core plans to renew the windows and optimise the thermal insulation of the residential properties. Depending on the respective structural conditions, roofs, top-floor ceilings and/or basement ceilings, and for the majority of the buildings also the facades, will be insulated. Further measures include the repair of balconies, the modernisation of entrance areas and stairwells, the renewal of technical systems, and the adaptation of fire protection.
Location-specific adaptations and outdoor facilities
Specific to the Essen location is the replacement of the existing gas central heating with a central heat pump system, supplemented by photovoltaic systems. In Duisburg, in addition to extensive energy measures, the programme also includes contaminant remediation of the facades, renewal of doors and pipelines, reinforcement of electrical installations, and the construction of a new children's playground. For Wuppertal, measures include the repair of existing balconies, the replacement of apartment entrance doors, and the inspection of water pipes in the basements.
Furthermore, at all three locations, the pathways, paved areas, and waste disposal points will be modernised to improve the external appearance and functionality of the residential complexes.
