ABG Real Estate Group has recorded a significant letting success within its "Yorcks Campus" project in Düsseldorf, specifically at Yorckstraße 18–23 and Münsterstraße 169. IU International University will move in as a tenant, occupying an area of around 3,550 square metres on a long-term basis. This agreement increases the occupancy rate of the building ensemble, which has undergone comprehensive revitalisation and reconceptualisation, to over 85 per cent of the total lettable area. With approximately 130,000 students, IU International University is Germany's largest university and is known for its practice-oriented degree programmes in various disciplines.
The university offers study programmes in fields such as business, IT, artificial intelligence, psychology, real estate, marketing, health, and social work, among others. Its offerings include classic and part-time distance learning courses, as well as dual study programmes. BNP Paribas Real Estate advised the tenant.
Site Development and Sustainability
The "Yorcks Campus" integrates as an important component into Düsseldorf's Knowledge Mile and continues to establish itself as a mixed-use location for education, work, and services. Institutions such as the Volkshochschule Düsseldorf (Düsseldorf Adult Education Centre), fitness provider FitX, biotechnology company Bio-Techne, and AOK Rheinland/Hamburg are already located there. A distinctive feature of the campus is its roof gardens and green outdoor areas, which not only serve as communication spaces but also create climate-resilient open spaces. These contribute to the attractiveness of the location for teaching, work, and leisure in an urban context.
The infrastructure is complemented by modern common areas, catering facilities, additional services, and approximately 400 parking spaces equipped with EV charging infrastructure. Ulrich Höller, Managing Partner of ABG Real Estate Group, highlighted that "Yorcks Campus" exemplifies the transformation of classic office properties into future-proof urban mixed-use locations. The commitment of IU International University underscores the attractiveness and future viability of the concept.
Kai Mielenhausen, Head of Infrastructure and Campus Development at IU International University, emphasised that the leased areas offer ideal conditions for contemporary university and learning concepts due to their location, infrastructure, and modern space quality. The combination of an urban environment, sustainable building quality, and attractive common areas was a decisive factor.
Technical Equipment and Certification
The "Yorcks Campus," built in 1992 and acquired by ABG Real Estate Group in 2020, comprises a total lettable area of approximately 28,600 square metres. During the comprehensive revitalisation and modernisation, the technical building equipment was completely renewed, modern heat pump technology was installed, photovoltaics integrated, and extensive energy optimisations carried out. These measures have reduced the building's energy consumption by more than 50 per cent. The ensemble holds a DGNB pre-certification in Gold, confirming the project's high sustainability standards.
