Cologne-based property developer Aconlog has initiated a new logistics development at the industrial and logistics hub of Kerpen-Sindorf. For this purpose, a brownfield site of approximately 18,700 m² at Hüttenstraße 118 was acquired. The purchase agreement for the plot, which previously belonged to a private investor and was brokered off-market, was concluded in May 2026. The area was previously developed with a warehouse property and ancillary facilities dating from the 1980s and 1990s.
The demolition of the existing properties by Heermann Abbruch began in August 2026. A logistics property with a total rental area of approximately 10,350 m² will be constructed for the new project development. This area is divided into around 9,000 m² of hall space, approximately 350 m² of office and social space, and circa 1,000 m² of mezzanine space. The building permit for the project, which offers quick access to the A4 motorway and, further on, to the A1 and A61 motorways, is expected in the third quarter of 2026. Construction of the main building is scheduled for the fourth quarter of 2026, with a planned completion in the third quarter of 2027.
The planned logistics property is designed according to current standards regarding use and sustainability. The hall will have a clear height of 12.20 metres and will be equipped with LED lighting and an ESFR sprinkler system. A special feature is the Water Hazard Class III (WGK-III) capability, including a lowered floor slab, which opens up diverse usage possibilities in the areas of retail, light industrial, and logistics. All areas will be heated fossil-free using air/air heat pumps. Furthermore, the installation of a photovoltaic system is planned, offering users the option of tenant power supply. Half of the total of 24 car parking spaces will be equipped with charging points. Certification to the Gold Standard of the German Sustainable Building Council (DGNB) is being sought for the CO2-neutral operated property.

Oliver Blüher, Managing Director of Aconlog Projektentwicklung GmbH, emphasised that the company's focus remains on North Rhine-Westphalia and that with this third project in Kerpen, they aim to provide modern and sustainable logistics space in the Cologne metropolitan area. Christoph Tischler, authorised signatory of Aconlog Projektentwicklung GmbH, expressed his positive views on the cooperative collaboration with the City of Kerpen. Patrick Sohns, Managing Partner Industrial & Logistics at Angermann NRW GmbH, stressed that building without pre-letting represents a site decision and that Kerpen reliably delivers users. Sparkasse KölnBonn acts as the financing partner. Confidentiality has been agreed upon regarding the purchase price.
