Global real estate services provider CBRE has successfully completed the re-letting of the Adagio Access Stuttgart Airport Messe aparthotel. The property is located at Bertha-Benz-Platz 5 in Leinfelden-Echterdingen. Vorreiter AG is taking over as the new lessee and operator. Hannover Leasing, acting as investment manager for a closed special AIF, holds the property in its portfolio. CBRE was exclusively mandated to search for a new operator and to manage the entire leasing process.
The aparthotel, which opened in 2021, is part of the mixed-use Vision One complex. It comprises 125 apartments, each equipped with kitchenettes. In addition to the living units, the property offers a breakfast restaurant, a self-service laundry, a mini-market, and a co-working area. The operation of the property will continue under the established Adagio Access brand. The change of operator took place during ongoing operations to ensure continuity.
CBRE was responsible for the comprehensive process, from strategic consulting and approaching operators to structuring and managing the operator selection. The mandate also included concluding the contract negotiations. The goal was to identify a suitable long-term operator with sound market knowledge, brand affinity, and operational expertise to secure the property's value development.
Operator and Location
Vorreiter AG is already established in the Stuttgart hotel market, operating the Hilton Garden Inn Stuttgart NeckarPark, among other properties. With the acquisition of the Adagio Access Stuttgart Airport Messe, Vorreiter AG is expanding its regional portfolio with an established long-stay product. The company already has experience with the Adagio Access brand, as it operates a comparable property in Bremen.

The combination of the airport, exhibition centre, and a strong corporate environment offers excellent conditions for a long-stay concept. He emphasised the company's familiarity with the Adagio Access brand and its requirements through its operation in Bremen and looks forward to successful further development in Stuttgart with Hannover Leasing and the brand partners.

He stated that the transaction secures the hotel's long-term positioning in an established location with attractive demand generators. He highlighted the combination of operational competence, regional market knowledge, and brand experience at Vorreiter AG. This creates a solid foundation to sustainably continue the positive development of the property and strengthen its long-term value.
