The entire building portfolio of Adler Group in Berlin, comprising approximately 17,500 residential and commercial units, will be converted to a climate-friendly heat supply over the next two years. Adler Group and PAUL Tech AG have signed a long-term framework agreement for this project. The implementation of the measures will begin as early as summer 2026.
As part of this agreement, PAUL Tech AG will take over the planning, construction, and operation of the new heat generation systems for a period of 15 years. The "PAUL Net Zero" technology platform will be used, which combines highly efficient heat pump systems with AI-driven energy optimisation, as well as intelligent control and monitoring systems. The partnership demonstrates the shared goal of Adler Group and PAUL Tech to significantly reduce CO₂ emissions from their respective real estate portfolios and sustainably improve energy efficiency.
Strategic Alignment and Tenant Benefits
This strategic conversion prepares the buildings for the demands of the energy transition at an early stage. The gradual introduction of climate-friendly heating technology reduces reliance on fossil fuels such as natural gas and heating oil, creating a basis for a long-term stable heat supply. Given the projected increase in CO₂ costs and an foreseeable rise in prices for fossil fuels, tenants will benefit from the timely switch to an environmentally friendly heat supply.
Dr. Karl Reinitzhuber, Chief Executive Officer of Adler Group, stated that his company has made significant progress this year in strengthening its Berlin portfolio and the associated management platform. Through the partnership with Paul Tech, as well as the consistent digitalisation of processes, such as the introduction of a tenant app and AI-supported tenant communication, tenant service will be continuously improved, and the value of the portfolio strengthened.
Jannik Hess, Chief Operating Officer of Adler Group, emphasised the decarbonisation of the Berlin residential portfolio as a central future task. He explained that PAUL Tech, as a partner, possesses the technical expertise and operational capability to implement a project of this magnitude during ongoing operations. The goal is to achieve a long-term secure, climate-friendly, and economically viable heat supply for tenants. Sascha Müller, Chief Executive Officer of PAUL Tech AG, declared that the heat transition in existing buildings must now be broadly implemented. He highlighted that the partnership with Adler Group demonstrates how climate-friendly heat for thousands of homes can be realised economically, reliably, and scalably, which is essential for achieving Berlin's climate goals.
