REBA IMMOBILIEN AG has announced the sales launch for a new build project in Niedenstein. The development comprises eight modern freehold flats and is located at Lupinenweg 24 in Niedenstein, a municipality in the Schwalm-Eder district of North Hesse. A multi-family house with a total living area of approximately 692 square metres is being constructed, combining contemporary architecture with energy-efficient building technology. REBA IMMOBILIEN AG acts as the developer, while the construction is carried out by REBA Immobilien GmbH.
The project is aimed at both owner-occupiers and capital investors. The available 2- and 3-room freehold flats vary in living area from approximately 46.85 to 107.08 square metres. This allows for targeting various groups: more compact units are intended for singles and couples, while larger flats exceeding 100 square metres are available for families or buyers requiring more space. The limited number of eight residential units contributes to a private character. Each unit features a private cellar room and a car parking space.
Architecture and Energy Efficiency
The planned multi-family house is characterised by a clear, modern architectural style. Generously sized window areas contribute to natural light within the interiors. The floor plans are functionally designed, focusing on bright living areas, modern fittings, and a contemporary room layout. René Reimann, Management Board member of REBA IMMOBILIEN AG, emphasised that the project combines contemporary living quality with a future-oriented energy concept and offers interested parties the opportunity to invest early in modern and energy-efficient living space.
A key aspect of the new build concept is the energy efficiency of the building. The multi-family house is planned and implemented as a KfW Efficiency House 55. This energy-efficient construction method aims to reduce the building's energy consumption and ensure a high energy standard. The energy concept is complemented by the installation of a photovoltaic system, based on the current project documents. The construction project thus combines energy-efficient building planning with sustainable energy generation. For potential buyers, this execution may result in attractive funding and financing opportunities, the availability of which depends on the applicable legal framework and the individual circumstances of the buyer. An assessment of individual eligibility for funding can be carried out with the financing bank or a qualified funding advisor.
Location and Sales
Niedenstein, as a place of residence, offers a combination of a natural environment and proximity to the regional centre of Kassel. The project on Lupinenweg is aimed at buyers seeking modern living in a smaller town with good accessibility to Kassel's economic and employment hub. With the official commencement of sales, prospective buyers can obtain detailed information about the individual flats, their floor plans, features, and purchase prices. The eight freehold flats are offered individually, allowing interested parties to make a selection according to their personal requirements.
