AENGEVELT, an independent real estate consultancy and brokerage firm, has spearheaded the sale of ten fully let multi-family houses in Magdeburg through several individual transactions. The properties were sold to a group comprising various family offices and regional portfolio holders. The total transaction volume is in the upper single-digit millions. A confidentiality agreement regarding the exact purchase prices was concluded by the parties involved.
The sold properties comprise a total of approximately 110 residential units, representing a total rental area of around 8,000 square metres. The sellers were various institutional investors who exclusively mandated AENGEVELT Magdeburg with the respective sales mandates as part of strategic portfolio restructurings.
Market Dynamics and Investor Demand in Magdeburg
The transaction underscores the consistently strong demand for residential properties in Magdeburg. Annett Lorenz-Kürbis, branch manager of AENGEVELT Magdeburg, highlighted that there is a sustained demand for needs-based flats in various categories and size classes. She added that the buyers quickly recognised the existing development and value-creation potential of these properties and consistently seized their acquisition opportunities.
André Bühlig, deputy branch manager of AENGEVELT Magdeburg, added that the brokered properties are located in established residential areas of the city, such as Sudenburg, Stadtfeld-West, Salbke and Berliner Chaussee. This demonstrates that investor interest in Magdeburg is not limited to individual focal points but extends across a broad urban area, provided the property and location quality are appropriate.
